House Rules are as follows: -Quiet Hours are 10PM-7AM per Las Vegas law -NO parties allowed on the property. NO loud music, shouting, or excessive noise from 10 PM-7AM -Only guests listed on reservation are allowed on the property unless prior approval is received from me. If you did not list everyone in your initial booking, please add them immediately. -You must park in our garage and only two cars are allowed. We have room for up to 2 mid-size cars. Our HOA does not allow non-homeowners to park in the driveway or street and there is a $200 fine for violations -In order to book, you must have at least two, 5 Star reviews from past stays on Airbnb. If you cannot meet this requirement please message me after booking for alternative verification methods. -NO smoking inside the house. (No marijuana, vape, tobacco, hookah, or cigars). Smoking is only allowed in the backyard patio where there are ashtrays nearby. -NO ILLEGAL DRUGS: We host a lot of families and have a ZERO tolerance policy for illicit drugs, including any substances that could be found by children. -Do not hang out, drink, or smoke in the front yard -Keep our lot clean. There are trash cans throughout the property. Please pick up after yourself. -Clark County residents are not allowed to book a stay per local ordinance. -Open emails from me so you can receive timely messages regarding your stay. -Pool and spa heating charges are based on our actual cost below: March-June: $50 per day July-August: FREE September-February: $75 per day You understand that by breaking these rules/guidelines we may charge additional costs to you. At the same time, the host has the right to ask you to leave the property at any time if any of the house rules are violated. This house is owned by the host and is well-maintained. We welcome guests who respect it. *********************************************************** We completely remodeled the interior and reimagined the backyard, a true oasis. The view of the Strip and Sphere is iconic. We are family-friendly and have a safety fence around the pool (it can be removed upon request). There are so many things to do—the arcade, board games, billiards, basketball, pickleball, putting green, bag toss—most of all the giant heated pool. We consider our guests as family and hope you enjoy this home as much as we do. We always strive to deliver the best possible experience for our guests, but first, we need to ensure house rules are understood. Finally, we want nothing more than for you to have a fun and enjoyable stay, but awareness of house rules is imperative. *Please note a security fence is installed around our pool for guests with children

Other Details to Note

NO PARTIES/SPECIAL EVENTS. Please keep a low profile. If a party or special event occurs you are in violation of house rules and will be issued one warning to stop immediately. If the party or event ceases to stop after the first warning, you may be evicted without a refund. We are friends with our neighbors and if it is too loud they will let us know. NO PETS. Sorry, we love pets, but our son is extremely allergic to pet dander and we stay at the house several times per year. Please do not bring pets inside the house or in the backyard. NO SMOKING INSIDE OR IN FRONT YARD. Smoking is ONLY allowed in the backyard patio. NO PARKING ON STREET OR DRIVEWAY. GUESTS MUST PARK INSIDE GARAGE (2 CARS MAX). Parking is not allowed in the driveway or street. A garage remote will be provided for guests during their stay. CAMERAS. We have six exterior cameras that we installed when it was our primary residence. NO CAMERAS ARE INSIDE THE HOUSE OR OVERLOOKING THE POOL. We only use exterior cameras to deter criminal activity and capture any illegal incidents. DECIBEL MONITOR. To comply with Clark County regulations we must have a decibel monitor on the property. The monitor does not listen or record conversations, it only measures the decibel level. It is located in the backyard patio area. ALARM SYSTEM. Ring alarm system is available for you to use if you’d like extra security. Just request and I will share a temporary access code.

John’s place was just as described. The backyard was a great oasis for hanging out all day. Indoors had everything you needed and so many games for entertainment. A quick uber ride to the strip made it very convenient.

John was very communicative and the Airbnb was as described. Easy to access the Vegas strip. Heads up: Do not bring two minivans here as they can’t both fit in the garage and close the garage door. Would visit again.

John was a great host. He was always available to answer questions, help with things we needed, etc. The home was great, in an area close enough to things but also far away enough that there was some peace and quiet. The backyard was a huge hit for our group!

Our stay at John's property was great. The home and its many amenities were fantastic. John was very responsive and generously flexible. I highly recommend this location, if I can book this location every time I'm in Vegas I absolutely will.

Find us

Uber is a great way to get around because we are so close to The Strip. If you need to rent a car, I highly recommend Turo because you can pick up and drop off at the airport.
